Repairs and Final Walk Through 

We now have to hustle and make any final repairs to pass final inspections or walk through.  It is a best practice to provide receipts as proof of repairs for the buyers. Typically the buyers will walk the home 1-2 days before closing.  And we should have nearly everything moved out of the home because the buyers will take possession as soon as the ink is dry and funds exchange hands on closing day.

Bank Disclosures 

The lender will send over disclosures for buyers and sellers to review.  The buyers disclosures have a waiting period attached to them. We can close 3 days after signature but the numbers may still adjust as the taxes are prorated to the day of closing.  And this is the time that Realtors also review the numbers to make sure all fees are paid by correct party and there are no errors on closing statements.

Closing Day and Move Out 

Closing day will be scheduled by the title company with buyers and sellers.  We love to have you attend the closing and celebrate your day with us.  If you have to be out of town we need to know in advance to conduct a mail away closing.

Bring your ID and CHECKBOOK.  The funds will be electronically wired to your account.  Wires will be available same day if funded before 2pm.

And it is great if you can put keys, mail keys, garage door opener, warranty's and any other important information in a mailing envelope for the new home owners.  Bring this packet to the title office too. 

Utilities 

It is perfectly fine to call your utility companies and schedule for them to be shut off the day after closing.  We will be advising buyers to schedule to have services turned on day of closing.

If you could provide a list of your utilities and service providers (cable, pool, grass) we will pass that along to the new owners.
